Entrance matting is the least glamorous line item in a commercial cleaning program and one of the most cost-effective. Studies of building maintenance consistently show that the majority of the dirt inside a building walks in on people's feet, and a well-designed matting program stops most of it at the door. For GTA property managers dealing with slush, road salt, rain, and grit for much of the year, the entrance is where you either capture soil or pay to chase it across every floor inside.

Why an Entrance Matting Program Protects Your Building

A proper entrance matting program does three jobs at once: it captures soil and moisture before they spread, it reduces slip-and-fall risk at the threshold, and it protects expensive interior flooring from abrasive grit that grinds down finishes over time. Every gram of sand and salt stopped at the entrance is a gram your crews do not have to vacuum, mop, or buff off lobby stone and corridor carpet, and it is grit that never gets the chance to scratch your floors.

The Three-Zone Matting Approach

Effective matting is not one mat but a sequence. Neither is automatically right; the decision depends on traffic volume, storage, and whether your cleaning contractor can maintain owned mats to standard.

Cleaning and Maintenance Schedules

A mat only works when it has capacity to hold more soil, and a saturated mat simply redeposits dirt. During winter, high-traffic entrances may need daily vacuuming and periodic extraction to stay effective, while shoulder seasons allow a lighter cadence. Mats should be lifted regularly so the floor beneath them is cleaned too, since trapped moisture under a mat can damage flooring and breed odour.

Toronto's winters demand mats built for salt and slush, with high moisture capacity and colourfast fibres that resist the bleaching effect of ice-melt chemicals.
