Window frame and track cleaning is the part of a glass maintenance program that most GTA buildings quietly skip — and it shows. Crews squeegee the panes, the glass gleams for a week, and the aluminum frames around it stay streaked with oxidation, grime, and runoff lines. Over time the contrast becomes impossible to ignore: clean glass framed in dirty metal reads as a dirty window. Worse, neglected frames and tracks are not just cosmetic. Why Frames and Tracks Get Skipped

Tracks and Weep Holes: Small Parts, Big Failures
Operable windows and sliding doors ride in tracks that collect grit, insect debris, and construction dust. Packed tracks grind away at rollers and make sashes stiff enough that tenants force them, bending hardware. Just as important are the weep holes — the small drainage openings that let wind-driven rain escape the frame assembly. When weeps clog with debris, water backs up inside the frame and finds its way into the wall or across the interior sill. A surprising share of "window leaks" investigated on GTA buildings turn out to be nothing more than blocked weep holes that ten minutes of cleaning would have prevented.
Gaskets and Seals Live Longer When Clean
The rubber gaskets that seal glass into its frame degrade faster under a coating of grime, which holds moisture and pollutants against the material. Routine frame cleaning doubles as an inspection pass: crews working close to every frame will spot shrinking gaskets, failed corner joints, and cracked sealant while each is still a minor repair rather than a source of fogged units and water damage.
What a Proper Frame Cleaning Program Looks Like
A sound program pairs every glass cleaning cycle with frame wipe-downs, and adds a deeper annual service: washing frames and mullions with appropriate detergent, vacuuming and brushing out all tracks, clearing weep holes, and reporting hardware or gasket deficiencies. High-rise frame cleaning is done from the same rope access or suspended equipment as the glass, so bundling the two costs far less than mobilizing separately. For ground-level retail and podium glazing, frame and track service folds neatly into routine storefront cleaning.
